Frequently Asked Questions

How long will you allow the use of Funds?

The client's escrow account for a Down Payment Funding (DPF) or (DPA) is setup the day of the closing to fund. The funds will be released from their escrow to the closing escrow once the lender is ready to fund and all conditions have been provided and or met for the funding pending the buyer's funds to close.

The closing escrow must be done through one of our in network approved title companies. We have one in nearly every major US City and in some other countries.

How long will it take you to get the needed funds to the buyer's escrow?

If the escrow account was opened in advance this is almost an instant process once the clear to close pending buyer's funds to close is issued by the lender.

Will the client/buyer have any obligations from this after the closing?

No, they have no obligations to us or the funds/investors. We are not a lender and the DPA funds are not a loan that must be paid back by the buyer/client.

What if something goes wrong and the loan does not close?

There is no futher obligation. The funds in escrows are then returned to the DPA fund/investor(s). There is no cancellation fee due from the buyer or seller if the loan does not close from us.

Will this result in more taxes?

You of course should consult your CPA for all legal tax advice. The amount the seller will pay is a cost of sale deduction for the seller and your CPA should be consulted to confirm a reduction in the taxable basis on the property.

Will this inflate the appraisal or effect it?

No, in all cases the appraisal is obtained from an independent certified appraiser. Often the lender will also order an appraisal review to double certify the value as well. Part of the requirement for the program is the understanding the seller will give up equity to our third party joint venture companies in this process.

Will this work with any real estate property?

We do not do FHA or VA loans. We have a niche market focused on Jumbo Real Estate and Commercial Real Estate property sales.

When you have a transaction that is going to be short on funds to close we can help with our value added Proof of Funds (POF) services.

We have proof of funds (POF) and verification of deposit (VOD) valued added services for your client's to participate in and receive funds on deposit with major US brokerages and Banks. All funds are kept in escrow and all fees are protected in escrow.

We can fund down payments in as little as a few hours. We do however, suggest allowing at least 3 business days for the setup of escrows. We do not guarantee a funding will happen when you bring it to us last minute and you will pay more on last minute rush requests.
